1. Rent Payment
* Rent must be paid *on or before the 5th of every month*.
* Timely payment of rent is mandatory.
* Failure to pay rent on time may result in applicable charges or further action.
2. Care of Property
* The tenant is responsible for keeping the room/property clean and in good condition.
* The property must be maintained in the same condition in which it was provided.
* Any damage, alteration, construction, or repair without the owner's permission is strictly prohibited.
### 3. Electricity Charges
* The tenant is responsible for paying their *electricity bill* separately.
* Electricity charges must be paid on time as per the applicable usage/rate.
### 4. Guests and Unauthorized Persons
* No additional or unauthorized person is allowed to stay in the room without the owner's permission.
* If a guest stays for *more than 3 days, additional rent may be charged on a **per-day basis*.
* Tenants are responsible for the conduct of their guests.
### 5. Peace and Discipline
The following activities are strictly prohibited:
* Creating excessive noise or disturbance.
* Fighting or causing trouble with other tenants.
* Consumption of alcohol or drugs that causes disturbance or violates applicable law.
* Any illegal or unlawful activity on the property.
Violation of these rules may result in termination of the tenancy and the room may be required to be vacated.
### 6. Vacating the Room
* A tenant must provide *at least 10 days' prior written notice* before vacating the room or requesting an extension/renewal arrangement.
* If a tenant vacates the room suddenly without prior written notice, *any remaining rent or advance amount for the current month will not be refundable*, subject to applicable law and the agreed rental terms.
### 7. Damage to Property
* If the tenant intentionally or negligently damages the property, furniture, fixtures, electrical equipment, or any other items provided with the room, the tenant will be responsible for the cost of repair or replacement.
* Applicable charges may be deducted from the security deposit, where permitted.
### 8. Violation and Termination
* Failure to follow these Terms and Conditions may result in a warning, applicable charges, or termination of the tenancy.
* Serious violations may result in immediate action and/or legal proceedings where applicable.
### 9. Legal Compliance
* Tenants must comply with all applicable laws, local regulations, and property rules.
* No activity that is illegal or creates a safety risk to the property or other residents is permitted.
### 10. Acceptance of Terms
By renting a room/property or using this website, you acknowledge that you have *read, understood, and agreed to these Terms and Conditions*.
